The Program
MAREIA provides a series of educational workshops that will begin (or round out) your real estate investment education. By participating in a National Real Estate Investors Association sanctioned program and completing a series of workshops, one can earn the title "Professional Housing Provider (PHP)."

The PHP Program

We have two PHP Certificate Program packages to choose from.
MAREIA Members Price
$225 – for 3 Class Card ($75 per class)
$99 – pre-pay for one class
$109 – pay at door
Non – Members Price
$325 – for 3 Class Card
$119 – pre-pay for one class
$129 – pay at door
Premium PHP Program – $1995 Purchase Now!
Expires one year after purchase. Attend UNLIMITED number of classes for the entire year. This includes all 43 hours of CORE Classes and all 17 hours of electives to receive the PHP Certificate. (A total of 50 classes per year)
Standard PHP Program – $1495 Purchase Now!
Expires one year after purchase. Attend all CORE Classes (one time each) and your choice of 6 electives. Upon completion you will receive your PHP Certificate.
How to Pre-Pay and register for this course:
1. ATTENTION Class Card Students: All students who have class cards are required to pre-register online for each class that they plan to attend. This includes all students who have a 3 class card, Premium Program Card, Standard Program Card or Club Card. NO EXCEPTIONS!
2. There will be a $10 Administration fee charged to all students who register at the door. Including all students who have a 3 class card, Premium Program Card, Standard Program Card or Club Card. NO EXCEPTIONS!
3. All Class cards must be presented before entering classroom. There is a $5 fee for replacement cards.
4. NO CASH REFUNDS – In case of emergency students must notify MAREIA office of any cancellations up to 24 hours before class to receive a credit towards another class. Credit must be used within 30 days or forfeited. No replacement class with less than 24 hour notice.

The PHP Subject Areas
Professional Housing Provider training includes most of the following subjects:
Appraisal
Including formal appraisal methods (cost, income, and replacement method), PACE instruction, how to compare properties, etc.
Rehab
Including estimation, which projects will pay for themselves, etc.
Fair Housing Law
Including federal, state, and local fair housing regulations
Negotiation
Including negotiating with sellers, buyers, renters, contractors and vendors, banks, etc.
Finance
Including conventional financing, FHA/VA financing, Owner financing of all types; comparing, financing, offering financing.
Tenant-Landlord Law
Including landlord's and tenants responsibilities, evictions, etc.
Contract Law
Including basic contract law; using contracts and clauses to protect yourself, developing contracts such as leases, options, purchase contracts etc. that for the real estate investment business
Management
Including record keeping; dealing with tenants; maximizing cash flow; and others
Purchasing
Including finding deals and calculating profitability
Inspections
Including pre- and post- purchase inspections, and pre and post move-out inspections of properties held.
Marketing
Including how to market properties for sale and for rent; how to market buying services
