This 8 hour workshop consists of  four 2 hour sessions taught by local note investor Tanya Brown.

Tanya Brown is a local investor who invests in notes and work with banks and credit unions to move their distressed assets. She has been a real estate investor for about 10 years with a few rental properties. A little over 2 years ago, Tanya moved over to the note space.

Tanya works with multiple local and regional banks and credit unions to move distressed and performing assets they need to move off of their books. Her focus is on performing and non-performing first position residential and commercial loans. She has a network of buyers and JV partners who work with Tanya to invest their funds and maximize their returns.

COURSE CURRICULUM

Vision and Intent: To teach individuals the benefits of note investing and the steps to purchasing
and working out performing and non-performing first position notes. Participants will learn how to
find, evaluate, purchase and workout a mortgage note.

Session 1
• Class Introduction - Who are you, why did you decide to take the course, what do you hope to get out of it?
• Introduction to Note Investing
   o What is note & note investing
     • Definition of a note and note investing
     • What note investing is not - hard asset or get rich quick scheme.
     • Types of notes/paper - mortgage, contract for deed/land contract, lease options
     • What you can do with notes - create, foreclose, cash flow, wholesale, broker, trade, use as collateral
   o Lien position (First and Second) & Performing vs non-performing
   o Examining a Note (collateral file) - promissory note, mortgage, allonge, assignment of mortgage, underwriting
   o The trail of a note (how it originates and ends up in your hands)
   o Amortization table (Truth in Lending)
   o Where you fall on the note investing table
   o How much money do I need?
   o Time value of money
   o Judicial/Non-Judicial Foreclosure
   o Rules/regulations/Dodd-Frank

Session 2
•Finding and Evaluating Notes
   o Reading, sorting and evaluating a tape
   o Evaluating notes - comps, taxes, nuisance liens, area, schools, rents, banks, population, businesses, bankruptcy
   o COC vs. IRR vs. Yield
   o BPOs, Automated Valuation Reports and Realtors
   o Exit Strategies
   o Provide checklist of due diligence
   o Provide 2 evaluation calculators
   o Resources: Netronline.com, Zillow.com, city-data.com, rentometer.com, PACER (how to use & why)

Session 3
•Purchasing and Working Out the Note
   o Determining ROI
   o Making offers - watch low-balling, have integrity, be ready to send payment 4-5 days
   o Steps to working out a non-performing note
     • Insurance
     • Skiptracing,
     • Contacting borrower
     • Determining exit strategy
     • Valuating reperforming note (seasoning notes)
     • Introduction to T-value calculator

Session 4
Your Team and Resources
   o Relationships-branding (if needed)
   o Lawyer, Accountant, Servicer, BOTG (boots on the ground), Realtor, Photo Service
   o Final Presentations

Possible Guest Speakers and/or Optional Topics
• Using IRA for note buying (Equity Trust or Quest)
• Title company to discuss due diligence and title pulling & importance (Universal Title, Casa Title or King Title)
• JV Partnerships and drafting solid agreements

Mentoring
• Provide mentoring through a formal JV partnership
• I will provide inventory or they can search for inventory
• Will help with the purchase, workout, setting up servicer, recording, etc...
• I will assist for the first 2 notes and then the mentoring ends, but I will be available for questions, etc...
